Denver ranks among best American cities to buy house, but 4th in Colorado

Denver ranked 21st among the hottest housing markets in the county, according to WalletHub’s recent report on 2019’s Best Real-Estate Markets. However, three other Colorado cities ranked better than the Mile High City, with 13 places in Colorado making the cut to be included on the list of 300 American cities.
On a list topped by Boise (ID), Frisco (TX), and Overland Park (KS) – the same list that put Denver as 21st – Thornton, Colorado ranked 16th, Aurora ranked 18th, and Greeley ranked 20th. Denver at 21st was followed by Colorado Springs at 27th, Arvada at 33rd, Fort Collins at 34th, Longmont at 48th, Centennial at 64th, Lakewood at 66th, Westminster at 67th, Pueblo at 68th, and Boulder at 133rd.
Denver was ranked a bit higher on a list that organized the cities taking size into consideration, with the Mile High City ranking 4th among “large cities.” That being said, Aurora still topped Denver in 3rd. Colorado Springs was close behind at 8th.

These local real estate rankings are based on the comparison of 300 cities across 23 key metrics including home values, days on the market, sales turnover rate, and building-permit activity.
Here’s a more specific breakdown of where Denver’s real estate market ranks (1=Best; 150=Avg.) among the nation for 2019:
101st – % of Homes with Negative Equity 41st – Avg. Days Until Sale 61st – Median Home-Price Appreciation 22nd – Job Growth Rate 62nd – Foreclosure Rate 17th – % of Delinquent Mortgage Holders 135th – Number of Unsold Homes Owned by Banks (REOs) 17th – Population Growth Rate
The study also showed the top cities with the lowest maintenance costs as percentage of income with Longmont, Boulder, Arvada, and Fort Collins ranked among the top 5. Also performing well in Colorado were spots with the lowest percentage of delinquent mortgage holders, including Fort Collins, Boulder, and Longmont – all tied for first.
