Denver breaks ground on Capitol Hill affordable housing apartment complex

Denver has broken ground on an affordable housing apartment complex with 103 units in Capitol Hill, the Denver Department of Housing Stability (HOST) announced Thursday.

The Capitol Square Apartments is a six-story development on the corner of East 13th Avenue and Sherman Street, one block from the Colorado State Capitol Building.

“Projects like Capitol Square help ensure that Denver remains affordable and accessible for future generations,” said Denver Mayor Michael Hancock. “We’re proud to utilize Denver’s Affordable Housing Fund to help create 103 new, affordable homes for hard-working residents.”

Developed by Mile High Development and Brinshore Development, the project totals 120,405 square feet and will provide income-restricted units for low-income and moderate-income households.

Construction begins in October and the building is expected to open in July 2022.

Amenities will include a community space, fitness room, landscaped outdoor terrace and parking for 68 vehicles. The units will be comprised of 73 one-bedrooms and 30 two-bedrooms.

“It is a deep honor to mark this moment in time,” said George Thorn, president and founder of Mile High Development. “This building will rise up just steps away from Colorado’s lawmakers, setting a powerful example of the importance of high-quality affordable housing.”

All of the units are income-restricted, reserved for households earning between 30% and 80% of the area median income (AMI), up to $54,950 for a single-person household.

The project will seek Enterprise Green Communities certification, requiring the apartments to serve residents at or below 60% AMI.

“One thing remains true in these uncertain times, and that is the deep need to invest in inclusive communities,” said Albus Brooks, vice president at Milender White Construction, which is managing the project.

“The time has come to reimagine and rebuild the American city, and this project is one way Milender White is continuing to build affordable, inclusive housing.”

Denver’s Affordable Housing Fund provided $1,545,000 to the $33.9-million project. The project also received funding from the Colorado Department of Local Affairs and the Colorado Housing and Finance Authority.

There are currently 1,593 city-sponsored affordable housing units under construction at 21 sites throughout Denver. Another 1,087 units are expected to start construction in the next year.
