Douglas County’s third Costco store slated for Castle Rock in 2027

Kirkland brand goods and $1.50 hot dogs are on their way to Castle Rock.

That is, of course, if Costco Wholesale can maintain those cheap bulk prices until at least 2027, when Douglas County’s third location expects to open in the town between Denver and Colorado Springs.

After addressing question marks surrounding requests for large box retail stores in the 19.7-acre proposal, Castle Rock town councilmembers last month approved the proposed Costco location within the ongoing Dawson Trails Planned Development.

The Costco is to be built on an empty plot of land west of Interstate 25, along the future Dawson Trails Boulevard, on the south side of Castle Rock.

The Dawson Trails project includes 5,850 new homes, 3.2 million square feet of commercial space and a new highway interchange at I-25 and Crystal Valley Parkway. Costco anticipates opening once the interchange is complete, according to city planning officials.

The Castle Rock Costco plans to employ 300 people and earmark 1% of pretax profits to charity, according to officials.

Castle Rock’s development plan said the new Costco will include 160,000 square feet of retail space, a 16-pump fueling station, 886 parking spaces and an on-site retention pond.

During its proposal phase, residents and officials addressed accessibility concerns regarding going in and out of a typically busy retail store.

Nearby residents also raised questions about roads, access points, travel surrounding construction, lighting and delivery operations.

Due to the proximity to I-25, site design in certain areas will “contain more auto-oriented and destination type of land uses, while providing safe connections for cyclists and pedestrians,” town officials said in the development plan.

“Office buildings, retail stores, restaurants, service commercial, and other permitted uses will provide employment, shopping and local and regional destinations,” Castle Rock officials said of the new development.

Today, the two Costcos in Douglas County are located in north Parker and Lone Tree. There are two other Costco locations in Colorado Springs, while several are located throughout metro Denver.

Littleton, a town just to the north of Douglas County, is also considering a Costco location within a commercial development.

The bulk-purchase retail mogul has also shown interest in occupying an existing office building site in Littleton, according to Costco’s preliminary plans there.

Littleton’s potential Costco location will complement 45 acres of commercial and retail development at W. Mineral Avenue and South Park Terrace. That development includes two “anchor” stores within the development. That potential Costco location, following demolition of the existing building and construction of the warehouse, anticipates opening in 2026, according to Littleton officials.
