Denver’s housing market braces for a more buyer-friendly spring. Sellers rush to list homes

"This is the moment buyers have been waiting for,” said Amanda Snitker, chair of the local realtors association market trends committee.

The housing market is starting to heat up again in the Denver metro area as sellers hope to get ahead of the busier spring season.

New listings surged in January, with more than 4,300 homes added to the market or 135% more than in December, according to the Denver Metro Association of Realtors monthly report released Wednesday.

The number of homes added in the last month is up nearly 32% compared to the same time in 2024.

That brings the total number of homes on the market at the end of January to nearly 7,700, giving buyers about 58% more choice ahead of the spring season.

“With increased inventory, less buyer competition and slow price growth, this is the moment buyers have been waiting for,” said Amanda Snitker, chair of the DMAR Market Trends Committee, in the report.

The 11-county region covering Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park County saw 2,259 closed sales in January.

The number of days most homes are sitting on the market rose to 45 days, 10 more days than in January 2024.

The median sales price was $575,000 in January, up about 1.75% year-over-year.

The realtors association said it’s watching for the gap between supply and demand, but it may be one of the better and more stable spring selling seasons for buyers.
