Remodeled trilevel a launch pad for aerospace professional

As NASA’s Artemis II moon rocket stands set to go at Kennedy Space Center, anyone among the 55,000 aerospace workers in Colorado might like the location of a newly remodeled four-bedroom trilevel that Kentwood agent Elizabeth Hotz just brought to market in Columbine Knolls, near downtown Littleton.

It lies less than 15 minutes from Lockheed Martin’s Waterton campus, where critical work helped prepare the rocket’s Orion vehicle to deliver four astronauts on a trip around the moon, launching as early as April 1. The house is also 20 minutes from United Launch Alliance headquarters in Centennial, and closer still to Blue Origin in Highlands Ranch, which is working on a lunar lander.

Aside from a nice lot with a very private, park-like backyard, this home has none of the issues and projects that are deal-killers for buyers this spring. The sellers had it listed with another agent last year, but opted for a major makeover after they sensed buyers pushing back on the dated kitchen and bath.

At 7234 S. Kendall Court, Littleton, that’s all been done to the nines now. At an open house Sunday, visitors will see a white-on-white palette with new stainless fridge, appliances and hood in the kitchen, set off by white-oak engineered floors and prominent black trim. A breakfast area has prominent black steel railings dividing the main level from a large family room level with a wet bar and a gas fireplace.

As in all trilevels, the main floor shows a separate living room. As part of the remodel, the seller enclosed a sun porch on the south side as a large sunroom, with black tile floors that could soak up some passive solar heat in winter.

On the bedroom level, remodeled baths show that same, contemporary scheme — white on black, including in the primary bath with a double vanity with raised sinks set against black tile. There’s a two-car garage with a very expensive garage door, and a basement. The new price post-makeover is $885,000.

Hotz says Columbine Knolls has a nice feel. “It’s not a Stepford Wives neighborhood,” she adds. Along with prime access to the rocket companies and very popular schools, the house is 10 minutes from downtown Littleton’s shopping/dining district, but has a range of shopping and dining closer still at Aspen Grove (Ted’s and Alamo Draft House) and west into Southwest Plaza.

That’s not to mention Chatfield State Park, two golf courses within a mile, and loads of trails. Her father, Larry Hotz, also with Kentwood, can recall the early 1970s when this was a new part of town and the Martin Marrietta rocket plant hired Kentwood agents to drive recruits around South Jefferson County to show them it wouldn’t such a bad place to live.

Those allures are all the more evident now, at a moment when Hotz and other agents are reporting that buyers are back in the market, despite rates edging up a little this week on Middle East news.  “They’re complaining that there’s not a lot to choose from,” Hotz notes. She says the best listings draw multiple offers, but adds that nothing is selling so fast that it hurts to try and negotiate a little.
