$700K Aurora ranch home comes with country club access | On The Home Front

As neighborhoods in the metro Denver area expand further east, a home in Aurora aims to combine ranch life with country club living.

Andrew Malkoski, associate broker and owner of Denver 100, is hosting an open house on Saturday for a home located in a neighborhood south of the Aurora Reservoir and just a few minutes’ walk away from the Blackstone Country Club.

The home, listed for $700,000, was built in 2017 with an open kitchen with an island and an expansive basement with two bedrooms.

The homeowners association fee includes membership to the country club, which includes access to the fitness center, a swimming pool, tennis, pickleball, dining, and social events.

An upgraded membership will include access to golfing, as well, Malkowski said.

“The Blackstone neighborhood is unique in Southlands (a neighborhood in Aurora) because it is the only golf course country club neighborhood in the area,” Malkoski said.

Its lawn is also “low maintenance,” he added, explaining that the backyard was designed with xeriscaping — a form of landscaping requiring a lot less water to maintain — in mind.

Most homes in Arapahoe County sold for $604,000 or more in April, up by 2.7% year-over-year, according to a market trends report from the Denver Metro Association of Realtors. 

Malkoski said while high interest rates have kept the market slower, buyer activity has picked up recently and inventory in the area has dropped compared to last year. Buyers in the region still want to buy homes and they have “slightly” fewer options than in years past.

In the first four months of the year, DMAR’s data shows Arapahoe County’s new listings have been down more than 4% while the number of sold homes is up more than 1%.

The Southlands area has grown a lot since 2010, Malkoski said.

“The Southlands area in general has been where Aurora has been growing the most over the last decade,” he said.

Aurora is limited in what direction it can grow, so most of the expansion goes out east. The Blackstone neighborhood is mostly built out at this point but still has a few lots that are new construction, he said. 

“But the areas around Blackstone on the east and on the south have new builds that are being built as we speak,” he said. “There are new neighborhoods that are being built there.”
