With a PGA tourney this weekend, Berthoud shows a custom ranch near fairways

The town of Berthoud, with big views of Longs Peak, had a population of 5,000 as little as 16 years ago. But its Mayberry R.F.D. charm and its commuter access to the Boulder-Longmont tech corridor have attracted a high-performance golf course — and that in turn will lure as many as 30,000 spectators this weekend to the Blue Championship, with a million-dollar purse and a pathway for players to join the PGA Tour.

Northern Colorado specialist Kelly Moye with Compass Real Estate has a custom home on the market in Heron Lakes, a gated community wrapped around the fairways of TPC Colorado, one of 30 Tournament Players Clubs worldwide that are licensed and managed by the PGA.

Boulder buyers arriving

“This is a prestigious golf club with a huge clubhouse that has swim-up bars and two big restaurants,” Moye said.

Moye, who reports about the Boulder and Broomfield markets to the Colorado Association of Realtors, noted that she sees incoming buyers particularly from Boulder, where buyers see the community as a move-up neighborhood, but also from San Francisco, Houston and New York.

On Sunday during the tournament, she’ll have 2626 Heron Lakes Parkway open 11 a.m. to 1 p.m. — a 5-bedroom, 4-bath ranch built in 2020, with just over 5,000 square feet finished, offering views across one of the course’s water features to fairways beyond.

The sellers have just reduced the price to $2.190 million, and Moye says that reflects a price phenomenon that is typical in Northern Colorado, where homes see appreciation from January to June, but buyers find better opportunities from July through fall, when the market will likely grow brisker.

The days-on-market for a home to sell in surrounding Larimer County is around 80 now, 66 days in Boulder County.

“That’s not ridiculously long but it’s testing the patience of sellers,” Moye said. “It’s always resolved by reduced prices.”

She sees a pool of buyers out there anxious to be in Northern Colorado but says that they sense fewer houses to choose from, and those offering the best value disappear quickly.

The TPC course is a place to find that product now, Moye said. The new residential area around the course has 25 homes available for sale, and she adds that the ones showing best, with no projects awaiting, are moving quicker. Moye’s ranch is on a third-acre lot, with entertaining spaces that have window walls opening to a covered deck with built-in seating areas oriented toward the water and the course.

Golf simulator

The kitchen shows a big island with quartzite counters, a large pantry, premium appliances and views of the lake. Bathrooms have heated floors, including in the retreat-situated primary and in a guest suite on the full walkout level below. That lower, daylighted area also has a speakeasy bar and a Foresight Sports GCQuad golf simulator included in the sale.

TPC is a semiprivate course and has golf and social memberships available on a rolling basis. While visiting Berthoud, Moye recommends visitors see the dining options in the club, as well as along the town’s Mountain Avenue main street.
