Billionaire selling Aspen estate for $125 million, most expensive listing in state history

A sprawling $125 million estate has hit the market in Colorado’s Pitkin County, and according to the listing agency, it’s the most expensive real estate listing in state history.

Located at 125 Rooney Circle in Aspen, the property spans 53 acres, home to eight structures with a total of 14 bedrooms and 17 bathrooms. In total, the eight structures account for 25,277 square feet of living space, with the main lodge spanning 16,600 square feet alone, housing seven of the 14 bedrooms and eight of 17 bathrooms. In addition to the main lodge, there are seven cabins.

Described as a “once-in-a-lifetime opportunity to own Aspen’s premier multi-generational estate” by the listing agency, the Wall Street Journal identified the seller of the property as billionaire Bill Koch. Koch has a net worth of $2 billion, per reporting from Forbes, with his source of wealth being oil and investments. His primary residence is listed as Palm Beach, Florida.

It’s also worth noting that the price of the massive estate is cheaper compared to the norm of the Aspen area, with luxury real estate typically averaging $6,000 per square foot, according to Compass. At $125 million, this property is priced at around $5,000 per square foot.

Other amenities included with the property include a gym cabin, two hot tubs, and multiple trails. Plus, the property is only about 11 miles from downtown Aspen.
