A gate within a gate reveals an $8.75 million cliff house | Home of the Week

When Castle Pines Golf Club opened in 1981, the surrounding village began sprouting some of the most attractive residential architecture in the state — every home secured within a gated perimeter with 24-7 security.

That expansion included a gated enclave within Castle Pines’ own boundaries — a gate within a gate, for 15 homes. Cliffgate was built out in the early 2000s timeframe, each site having what’s arguably the best view in metro Denver — southwest to Pikes Peak, Devils Head and the ragged crest of the Rampart Range. Now, one of those is on the market. But unlike the other 14, this one was almost completely rebuilt two years ago, showing newer architecture, with a new landscape and a new interior.

“It’s unlike anything else in Castle Pines,” said broker Stan Kniss with Fantastic Frank, who will show you 615 Cliffgate Lane by appointment. Kniss adds that his sellers, who had bought the home in 2006 for $2.1 million, put about two years of planning and another $8 million into their recent redesign, adding some additional square footage.

Citrus and Steel

“It’s essentially a brand new home,” Kniss added. “These folks envisioned this as their forever home. Every decision made about the style and tone of the new design reflects that this was where they wanted to be.”

Now, plans have changed.

“Life happens,” Kniss said, noting that the couple was reluctant to share their identity.

The new design, 8,240 square feet, heavily reflects the eye of Kerri Burcham at the interior design firm Citrus and Steel, designer of many luxury loft properties in downtown. The plan orients nearly all of the interior spaces to take in the panorama, including from a $40,000 double-glass-paneled entry door, showcasing Pikes Peak.

Kniss has the home and its 1.78-acre cliffside site priced at $8.75 million. That includes an elaborately reimagined terrain with an infinity-edge pool, a sculptural gas fire pit, and a 578-square-foot pavilion with retractable doors that connects home and surroundings, designed for morning yoga or evening stargazing.

An insulated market

Like some other agents representing the loftiest price ranges, Kniss said he doesn’t expect to be making price concessions on this one.

“The upper end is a little more insulated. People are starting to pay attention to what matters to them, how they want to live, in a way that didn’t exist even a handful of years ago,” he said. “If a buyer has the capacity and the home lines up with what you’re looking for, things can sell pretty quickly.”

The listing just came on the market, but Kniss said he is already getting showings.

Who is Fantastic Frank?

“There is nobody named Frank,” he said, noting that the brand is a Stockholm-based real estate company with offices in Copenhagen, Mallorca, Amsterdam, and Dubai, among others. Admiring the narrative style of the marketing, Kniss and some colleagues merged their own real estate company into the brand in 2022.

“The motto is, you are fantastic, we are frank,” Kniss said. “I wanted something more design driven. It’s the artistic side blended with the business side.”
