Denver Summit sets up HQ in Lower Downtown

As Denver’s new national women’s soccer team prepares for their first game, its corporate team has officially set up its home turf.

Denver Summit FC signed a lease in Lower Downtown for its new corporate headquarters, commercial real estate firm CBRE announced Wednesday. The soccer team’s new home will be located in the Mercantile Square building at 1550 Wynkoop St.

The soccer team’s corporate staff will occupy a nearly 10,500-square-foot-space. The office is in a historic mixed-use building built in 1893 and last renovated in 2013.

The building was once home to the warehousing operations of independent bookstore Tattered Cover and its founder Joyce Meskis helped renovate the space with a team of developers into an affordable housing, office and retail complex, according to the Denver Urban Renewal Authority.

DURA credits the project as one of the pioneers in turning the Lower Downtown Historic District from “skid row” to a hotspot of reinvestments.

Denver Summit FC’s President Jen Millet said signing the lease was a sign of the team’s commitment to the city’s urban core.

“Our search for office space in downtown Denver was about more than square footage, it was about establishing a true home for this club,” Millet said in the news release. “Denver Summit FC is rooted in community, and it was essential that our headquarters reflect both our ambition and our commitment to the city we serve.”

LoDo’s office market has been outperforming the rest of downtown amidst the pandemic recovery. Vacancy rates are less than 20%, according to CBRE, compared to nearly 44% in the Central Business District.

Alex Buck of CBRE represented Denver Summit FC in the transaction. The landlord, Morey Mercantile, LLC, was represented by CBRE’s Sarajane Goodfellow.

“The strategic location positions the fast-growing franchise in the heart of Denver’s most vibrant and transit-connected neighborhood, reflecting the team’s commitment to being an integral part of the community,” said Alex Buck of CBRE, who represented the team in the transaction, in the release.

The team got city approval to build its stadium at Santa Fe Yards and has a short timeline to get it constructed by the 2028 season.

Denver Summit will play its first home game on March 28 at Empower Field at Mile High.
